Statement of purpose

RealEstateTools exists because every property decision starts with the same question: what does this number actually mean? A mortgage payment, a closing cost, a rental yield, a concrete order — the number is what drives the decision, yet most tools either hide it behind a paywall, collect your email first, or bury you in marketing copy before showing the result.

We built the opposite: forty calculators that show the number the moment you change any input, without a signup, without a paywall, without waiting. Every tool runs in your browser on your device — the calculation never leaves your phone or laptop, and nothing is stored or tracked.

What we built

The site covers the full property lifecycle: buying, improving, renting, and selling. Each calculator is a self-contained worksheet with its own methodology, formula, and result explanation. You can download any result as a PDF report — the same kind of printed summary you'd get from a professional.

Finance and mortgage tools include PITI calculators, affordability estimates, refinancing analysis, cap rate and cash-on-cash returns, and 1031 exchange planning. Home improvement tools estimate concrete, paint, roofing, tile, flooring, drywall, and other materials from room dimensions. Property management tools handle prorated rent, vacancy costs, and Airbnb-versus-long-term comparisons. Moving and selling tools estimate closing costs, sale proceeds, and capital gains.

How we verify

Every formula used by these tools is documented on the methodology page. Each calculation follows the standard published for that class of financial or material estimate, and where real-world variation matters — regional tax rates, PMI ranges, roll coverage by manufacturer — we explain the assumptions and provide the range.

Tools are built in open code: the calculators run client-side in JavaScript and TypeScript, and the site is built on Astro, an open-source static-site framework. There is nothing hidden behind a server.

Why this site exists

I spent five years building mobile applications — apps that solve practical problems for people who need clear answers without friction. Along the way I kept running into the same frustration with real estate: every mortgage calculator I tried was either behind a signup wall, buried in marketing copy, or required a phone call to see the number.

Real estate decisions — buying a home, estimating renovation costs, comparing rental returns — come down to one question: what does this number actually mean? I wanted a place where you could change any input and see the result instantly, with no account, no paywall, and no email required.

That idea became RealEstateTools: 40 free calculators that run entirely in your browser. No data leaves your device. Every formula is documented on the methodology page, and every tool is built with the same engineering discipline I bring to every product I ship.
